This fix has been shown on the Australian X-Trail site, with details from a Russian owner, and is also described by a Canadian owner.
The descriptions weren't too comprehensive, so when I did it I took some photos, and recorded some of the pain.

The attached pdf shows the detail. I bought my bearings from Quality Bearings Online, for the tiny sum of £7.80 incl VAT and postage.

In my view, as you have to remove the complete heater casing anyway, which is the difficult bit, you might as well fit new bearings.
A new motor is at least £70.00 and a used one might have the same problems (its a common problem on Nissans).

I did it whilst living in a rented flat with no workshop and only small hand tools, but getting the motor out of the casing was impossible. I could have taken it to a garage and asked for help, but I did the job on a Sunday and put the unit back in on Monday evening.
Its a pleasure to have a quiet fan again.
Hope this helps someone
